Can I publish on external portals (ImmobilienScout24, Idealista, Rightmove)?
You export the property list as CSV, with address, floor area, year built, energy class and value, and upload it to the portal of your choice. The file also opens in Excel.
Does it calculate rent adjustments automatically?
It provides a calculation aid for annual rent adjustments based on the official indices we carry: ISTAT (Italy) and VPI (Germany), for index-linked rent under § 557b. The tool computes the proposed figure and keeps the calculation history. Whether a specific adjustment is legally enforceable depends on the lease clause and the applicable national tenancy law, so each adjustment should be reviewed before it is applied.
Does it issue e-invoices for commissions?
Yes. XRechnung B2B per EN 16931 (the German B2B e-invoicing obligation is being phased in from 2025 onwards). Delivered as an email attachment. Also FatturaPA XML for Italy.
How many agents can I add?
The first user is included in the bundle price. Each additional person (agents, front office, accountant) is €19/month (€15.20 on the annual plan, with the −20% discount). You only pay for the people who actually use Blina Desk, no quotes, no lock-in.
Can I register contracts with tax authorities automatically?
No. Notarial deeds and land-registry entries are handled exclusively by the competent authorities (notaries and land registries). You keep the documents of the deal in one place (energy certificate, contract documents, deadlines), ready to hand over to the notary; Blina Desk does not perform notarial or registration acts. Document hand-off to notary software (e.g. RA-MICRO, AnwaltsOffice in DACH) is available on request as a custom setup.
Can I import data from another agency software?
Yes. You import clients and contacts yourself as CSV. For full migrations from FlowFact, OnOffice, Idealista CRM, Apto, EstateOffice, propstack, ConneXion contact us, the import is free for new customers.
Does it work for properties in multiple European countries?
Yes. Energy class on each property, and the APE, Energieausweis or GEAK filed as a document with its expiry date. XRechnung Germany/Austria + ZUGFeRD + FatturaPA Italy. Multi-currency EUR/CHF. Agencies with cross-border clients (e.g. South Tyrol, French Riviera, Swiss border) can work without buying foreign software.
Can I cancel anytime?
Yes, anytime from the subscription page. The monthly plan ends at month-end. The annual plan stays active until expiry. Before it ends you export all your data, as CSV and with the original documents.
